I’m Buying A House, What Next Inspection-wise?
Nov 5th, 2009 by admin
We found a house we like and want to buy, contingent on an inspection of course. My question is how many inspections are there or that we need to order. From what I’ve found online general inspections cover foundation, roof, a/c and things like that but do I then need to order an inspection for termites, an inspection for mold and an inspection for electric or plumbing? Is there one inspection that covers them all or are they all separate?
First you want to get the basic inspection. The basic inspection does not do a detail foundation.inspection. If the inspector feels you need other inspections he’ll suggest them.
He may inform you to get a foundation inspection, termite inspection, etc. There are inspections for just about everything you can think of – mold, radon gas, electrical, plumbing.
Usually the real estate agent and the inspector doing the general inspection will suggest the type of inspections you need to get.
However if you feel that you need a certain type of inspection then go ahead and get that specific inspection.

In my experience, a good general inspection is all you need — IF you have the right inspector who works at the inspection. Get recommendations — some inspectors are thorough and some cursory. A thorough inspector will know what termite infestation looks like; if electric and plumbing are up to code, etc.

Check for everything you can. While I do not know the answer to whom you need to cover everything, I have learned from personal experience that EVERYTHING needs to be checked before you finalize the deal.
I bought a house that didn’t have proper attic insulation, an improperly installed hot water heater, and a poorly built deck. And I do NOT call this place "home", I just say the "house". I’m that disappointed in it.

Usually one general inspection, one termite inspection and (sometimes) a separate roof inspection. All depends on what you want to pay for.
Radon has nothing to do with chemical plants – it is a naturally occurring gas emission from certain types of rock formations. Not needed unless you have a basement.

General inspection covers everything accept termites that is a separate inspection which you will need, after all that you will need an appraisal
